Yes, we can initillay estimate the cost of your flooring job without visiting the site, all we need just the approx floor size in m2 or send us your floor plan and send us some photos to show the current condition of the floor there.

I am selling my house and wants to refresh my timber floor look without doing a big sanding job there, can that be done? What we can achieve after that job?

We can do just a re surface job to your timber floor, just doing a light sand to roughen the surface a bit and apply one coat of polish, this job will enhance the over looking of the floor  by around 40-50%, but will not remove any scratches, dents or stains as these will need deep sanding & full polishing job

What is the difference between water based & solvent based (polyurethane) polish on the timber floor?

This is a good question, solvent based polish is a hard wearing polish that is commonly used on timber floor for decades, but it will turn the floor to a yellow color and later to a golden color which may not be appealing to some clients, it also generates a toxic fume which lasts for 2-3 days, so no one can stay home while we are doing the job if they can't stay away from the working area, water based polish will leave the floor lighter & natural in look plus no odor as well, its durability improoved a lot in the last few years and now it is very popular in the heavy tracffic areas like cafes, restaurants & night clubs.
